🏛️ Fiducia / escrow (e.g. Alianza Fiduciaria)
A fiducia is money held by a licensed trust company (sociedad fiduciaria, supervised by the Superintendencia Financiera) for a defined purpose — not handed straight to a seller or developer.
Buying property (esp. off-plan): payments go into a fiduciary account and are released to the builder only when three conditions align — construction licence, punto de equilibrio (~60–70% of units sold), and cierre financiero. If the project never reaches break-even, the contract can return the buyer's money.
Why it protects a foreign buyer: a neutral, financially-supervised third party holds the funds in a patrimonio autónomo — walled off from the developer's insolvency — with condition-based, auditable release.

⚠️ A fiducia protects the mechanics of fund release, not a project's success — even large fiduciarias have been sanctioned over failed projects. Fees are per-mandate; get a written quote before quoting a client a number.
💸 Bringing money in + foreign-investment registration
Living expenses: banks, casas de cambio, or fintech (Wise) are fine.
Money you'll invest — especially property: it must be channeled through an IMC (a bank or authorized broker) and registered with the Banco de la República via the declaración de cambio on Formulario 4 (international investment). Do not use Form 5 (that's for services).
Why it matters: proper registration is what legally lets a foreigner repatriate the capital and profits later — and it's evidence for an investor visa.
If you skip it: you can lose the right to repatriate, and face exchange-control fines up to 200% of the infraction. A fintech wallet does not register money as foreign investment.

🧾 RUT (tax ID) & 📈 DataCrédito
RUT (DIAN): Colombia's taxpayer ID — needed to open an account at some banks, to buy/rent property, to run a business, or to invoice. Get it at dian.gov.co ("Agenda una cita") with the RUT-001 form + passport/cédula. (Confirm the live procedure on dian.gov.co.)
DataCrédito: newcomers arrive with no Colombian credit history (foreign history doesn't carry over). Build it by holding and paying reported products — an entry/secured credit card, a small loan, or a post-paid mobile plan. Clients can check their report free via Midatacrédito.
Sequence: visa → cédula → bank account → RUT (as needed) → fiducia/IMC for any property purchase or investment capital. Each money-touching step is executed by the licensed partner; we coordinate and prepare the documents.
